At the dawn of a new year, Instrata Pentagon City, a part of the Instrata Lifestyle Residences portfolio, is launching a complete redesign of its ground floor public areas and amenities. The upgrade will complement the recent renovation of its 325 studio, and one-, two- and three-bedroom units, including expansive penthouse apartments. The building, which provides prime views of the Potomac River and Washington, D.C., will realize a totally refreshed lobby and concierge area, great room and club lounge, private dining and conference area, business center, theater lounge/game room, and pool, fitness and wellness facility, along with the introduction of an exclusive pet spa. The project also calls for the refurbishment of the ground floor’s leasing office, hallway corridors, public restrooms, elevators, and mailroom, as well as enhancements to two outdoor courtyards.

“We have put a great deal of thought into creating spaces that not only provide comfort and beauty but encourage connection among residents, and the building’s concierge service,” explained Sanjay Kattri, property manager. “This renewal will open up our ground floor public spaces to maximize natural light from the outdoors. We’ll add contemporary furnishings and lighting and introduce exciting new features and amenities for our residents,” he added.
The design plan has been developed by Bozzuto, the building’s management company, in conjunction with Hartman Design Group.
Concierge Access Reconfigured
A key aspect of the redesign is to relocate the existing, somewhat hidden, concierge desk so that it is immediately visible to residents, allowing concierge staff the pleasure to greet them and assist to their needs. Additions to the concierge station include Sub-Zero refrigerators for refreshments, grocery deliveries, and a large storage area for incoming and outgoing packages.
The lobby and great room décor combine modern, eclectic design and use of light materials, wood accents, innovative flooring material, and artistic lighting in an open plan that creates clear sightlines to a large picture window at the far end.
Upon completion of club lounge renovations – featuring increased seating, a piano, a screened area for seasonal use and a barbecue – Instrata Pentagon City plans to add events including a piano hour and wine tastings. An adjacent room, suitable for conferences and private dining, will be ideal for hosting select events, including visiting chefs and area businesses that offer exclusive programs and perks to residents.
The game room will include an open wall to a theater lounge that will feature plush chairs and a 90-inch television for screenings. Residents can close a partition between the game room and theater lounge to allow for two distinct activities simultaneously.
The business center is being redesigned with three, self-contained work pods that offer the latest technology, privacy and convenience for residents seeking an office environment outside of their living spaces.
A fitness center, flowing into the wellness area and outdoor pool, will feature a state-of-the-art sound system and equipment as well as classes for activities including spinning, Pilates, yoga (in its own studio), and a relaxation area that features a supply of infused waters, juice bar, inspirational material, and towels provided warm in winter months and cool during summer months. The pool has been outfitted with new luxury lounge chairs, a daybed, chair swing and umbrellas, making it ideal for gatherings.
A delightful pet spa, accessible from outdoors, will include a grooming station, treadmill, small sink, and tub with a retractable lamp, as well as whimsical themed décor throughout.
Two outdoor areas will be outfitted with new furnishings, water features and attractive landscaping. Close to an indoor refreshment area, the outdoor spaces will be ideal for relaxation with friends, pets, or as a waiting area for incoming car service.
