Cottage Clusters, A New Product in the Housing Market

The Cottages at New Seabury are located within a 1960s planned community in Mashpee, Massachusetts on the shores of Cape Cod and the Nantucket Sound, offering a product that was lacking in the housing market. Bayswater Development’s cottage cluster master plan includes five clusters of cottage houses in 20 to 50 units per phase, each situated on its own lot averaging 5,000 square feet.

The smaller floor plan allows budget room for higher quality features, including durable and maintenance-free exterior materials, such as pre-dipped cement board shingles and trim. A common design elements through all eight Cottages includes a bright open floor plan, cathedral ceilings in the family room and master bedroom, and aging in place features.

The homes were planned with a variety of traditional, muted colors that blend together to create a community feel, enhanced with native planting landscaping, private hardscape patios for each Cottage and a common area with walking paths and accent lighting Above all the cottage development is designed to bring about care-free living within an active community and many amenities. A community marketplace and a full functioning fitness and community center highlight a few of the many attractions central to the cottages.

The Azalea Cottage

The Azalea is a 1,336 square foot, 1-1/2 story cottage designed to be an efficient vacation home while maintaining all of the ambiance and charm of a luxury home. The Azalea accomplishes this by maximizing efficiencies through an open floor plan, built-in features and multiple-use design. The home belies its small footprint with a large open living room, kitchen, and quaint eating area. The spacious and bright master bedroom, directly off of the living room, has an abundance of natural light and features a bathroom with a large tiled shower and double vanity. The open stairway to the second floor leads to a hallway overlooking the living room, as well as the second bedroom and a full bathroom.

The Bayberry Cottage

The Bayberry is a 1,505 square foot, 1-1/2 story cottage with large open living room, kitchen, and small eating area. The living room is positioned to merge with the kitchen, while still having a large portion of it separate in order to maintain privacy. The open stairway to the second floor leads to a hallway overlooking the living room, as well as the second bedroom, a full bathroom, and a loft. The home itself has been designed for couples to easily live in and maintain as a second home or “downsized” option.

The Cranberry Cottage

The Cranberry is a 1,662 square foot, 1-1/2 story cottage with an expansive family room, open dining room and kitchen with a large island. The master bedroom is off the foyer with 2 large closets and a bathroom with a tiled shower. The switchback stairs to the second floor are by the garage and provide a private second floor with a loft, second bedroom, and full bathroom. The large island in the kitchen and built-in storage functions create more space and enhance living functionality.

The Dogwood Cottage

The Dogwood is a 1,753 square foot, 2-story cottage with a large open floor plan. The architect’s success incorporating functionality with spaciousness is visible after the initial walk into the house off a large covered front porch into a small foyer. Immediately, the hallway opens to an expansive kitchen with an island and a small eating area; which then opens into the large family room with a fireplace and dormers in the cathedral ceiling. The flow in the design is striking as one aspect of the home transitions to the next with ease.

The Elderberry Cottage

The Elderberry is a 2,010 square foot, 2-story cottage with a large open first floor plan. You walk into the house off a large covered front porch into a foyer with a laundry room and powder room off of it through to a large open kitchen with a large island. The Elderberry adds a large dining area adjacent to the family room .The master bedroom has two large closets and a bathroom with a large soaking tub and tiled shower. The second floor has two additional bedrooms and a full bathroom.

The Forsythia Cottage

The Forsythia is a 2,029 square foot, 2-story cottage with a large open first floor plan. Residents enter through a large covered front porch into a foyer with a laundry room and powder room off of it through to a large open kitchen with an elongated island. The Forsythia has an open dining area before you get to the family room. The master bedroom has two large walk-in closets and a bathroom with a large soaking tub and tiled shower. The second floor has two additional bedrooms and a full bathroom.

The Gardenia is a 2,129 square foot, 2-story cottage with a large open floor plan for the first floor. The family room is grandiose, with an abundance of natural light and large dormers in the cathedral ceiling. The master bedroom has two large closets and a bathroom with a large soaking tub and tiled shower with a vaulted ceiling. The second floor has two additional bedrooms and a full bathroom. The elongated island in the kitchen and built-in storage functions create more space and enhance living functionality.

The Hydrangea Cottage

The Hydrangea is a 2,302 square foot, 2-story cottage with a large open first floor plan. You walk into the house off a large, covered, full width front porch into a small foyer with a powder room and directly into the family room. The Hydrangea has a dining area between the family room and the kitchen. The master bedroom has two large closets and a bathroom with a tiled shower. The second floor has two additional bedrooms and a full bathroom and is unique as it has a large open loft above the garage at the top of the stairs.
