The Lodges on Vashon, located in Vashon Island, Washington, is the winner in the Modular/Panelized Home Design – Multifamily category of the 2017 Jerry Rouleau Awards for Excellence in Marketing and Home Design, presented by the Building Systems Councils and the Log and Timber Homes Council.

“Located in the heart of Washington’s lush Vashon Island, The Lodges are where modern style meets Mother Nature.”

The Island, accessible only by water, meant all of The Lodge units had to be shipped by ferry via the Port of Seattle across the Puget Sound. The Lodges at Vashon were developed to meet the increasing demand for special event lodging and vacationers. Their design allows guests to directly react with the island nature through the provision of fully-glazed shower doors at certain lodging units & landscape designed to serve this purpose while maintaining privacy. The Lodges popularity has been so remarkable, that they are now reserved for days, weeks, months, and even years in advance. This intelligently-designed modular concept utilizes the latest manufacturing techniques and green sustainable materials. Designed to exceed the Washington State Evergreen Sustainable Design Standards, The Lodges are some of the most unique modular housing units in the country.

The architect utilized a mixture of contemporary and nature elements, ranging from metal roofs and siding, to cement lap siding, to real cedar planks installed at various locations. Special design specifications and features include state of the art, wireless Z-Wave technology that enables the resident to gain keyless entry to the lodge while enabling the property manager to wirelessly control temperature and exterior lighting. Additionally, controls were installed to the various electrical and mechanical devices within the lodges to better preserve energy.

The building envelope was insulated in an innovative way to achieve higher R values for a more efficient use of the mechanical equipment used to condition the interior space. The in-floor radiant heat is ideal for the oversized showers. The utilization of the ductless mini-split systems and the tankless water heater provides additional space-saving and higher efficiency. Manufacturing employed by Champion’s Weiser, Idaho facility ensured that all of the units were manufactured inside a weather-controlled facility in Idaho during the winter weather months. This approach benefited the project and its clients by:

  • Eliminating the weather-driven delays that are accompanied during the winter season in Washington State while enabling the site contractor to perform the site work simultaneously with the factory production. This allowed a shorter completion date, resulting in less construction costs and quicker revenue generation.
  • Champion through its national purchasing power was able to achieve a higher value to the client by conducting the value engineering process.
  • The off-site build approach greatly reduced the need for multiple crews on the island which provided greater savings to the client by minimizing the costs and time associated with shipping materials and labor travel. The overall development included 16 Sleeping Units and a communal building called The Public House for small gatherings. The total modular square footage was approximately 9,500 consisting of 18 modules.
