Capitol Yards is a 280-unit apartment complex adjacent to downtown Sacramento, situated between a minor league ball park and a single-family residential area. Therefore, the design has a residential feel towards the north and a civic space anchored by the club house towards the south, connecting Ball Park to the residential community through the project.

The unit types were intensely mixed to create a wide distribution of family sizes within each of the courtyard micro-communities. The project is walking distance to the Sacramento Capitol building and the downtown area, and designed for young professionals who desire a downtown feel and walkable environment. The dwelling units wrap 3 sides of the tuck-under parking to create a narrow aperture at alley entrances, eliminating massive parking areas or driveways at the street. Its glass and steel construction provide opportunity for expansive windows, unique forms, large cantilevers and dynamic massing.

The project connects to the outside neighborhood by fronting the units on the street while providing a welcoming face to its neighbors. Dwelling units maximize access to light and airflow with operable windows on the north and south side of each unit. The flow-through ventilation, proper solar orientation, exterior sunshades, and radiant barrier in the roofs minimize the need for air conditioning in Sacramento’s hot summer climate. The clubhouse has high performing solar glazing, high insulation values, LED lighting throughout, zoned mechanical systems, and a cool roof; providing a beautiful building that does not compromise on environmental stewardship. Underground basins throughout the site capture storm water to re-charge the local ground water supply. Zoned irrigation and thoughtful landscape design minimize the water use on site.

The eleven residential buildings are arranged to create pedestrian courtyards where casual interactions can occur daily and residents can gather for special occasions. Each courtyard has a unique amenity such as a bike repair station, a dog wash station, a fountain with seating, and a barbeque area with fire-pit and seating. The Clubhouse is located to provide easy access to all tenants. The swimming pool features two lap lanes, spa, outdoor showers, barbeque area, and extensive lounge seating. Additional amenities include a pool table, gym, lounge area, deluxe kitchen with professional appliances, fire place seating, a cooled food storage room for Community Supported Agriculture (CSA) deliveries, abundant bicycle parking, and a car wash station. Immediately adjacent to the building lies a grass field and bandstand while the drive-lane is paved with decorative concrete and ends on a courtyard area ready for a farmer’s market or other events.
