The InVision Zero S.C. project – the first Net-Zero home in Greenville, S.C. – is beautiful AND beautifully efficient. This Zero Energy home’s exterior is simple and quaint, clad in GreenSENSE-labeled siding. The interior design is a study in neutrals — created with low-VOC paint, GREENGUARD-certified hardwoods, and recycled-content carpeting. Elements of universal design are incorporated throughout and include wide doorways, zero step garage, and focused accessibility in the owner’s bath. The home features today’s most requested finishes: granite counters, classic craftsman crown molding, stylish lighting (with LEDs, of course) and stainless steel appliances.

But underneath the charming design, it’s all about high performance. A variety of products and procedures maximize efficiency – some 70% beyond code – and an array of solar shingles offsets the remaining electrical usage. Construction efficiency was a priority. The builders implemented advanced framing techniques to conserve lumber and maximize insulation and incorporating engineered lumber and trusses reduced jobsite debris. Next-generation insulation and sealants wrap the home in efficiency and they also insulated walls and ceilings beyond code and spray foamed the roof to create conditioned space for the ultra-efficient HVAC system. All ductwork was installed and sealed per Energy Star and ZERH requirements to provide a huge performance advantage. Low-E windows utilizing double pane glass further augment efficiency, all plumbing fixtures meet EPA WaterSense requirements for low flow/water conservation, and an Energy Star-qualified tankless water heater features a built-in recirculation system.

To create the healthiest, Indoor airPLUS-labeled environment inside this home, the construction included a complete air sealing package and airtight drywall installation techniques. There’s fresh air intake on return with an air cycler control; all fresh air passes through a central MERV 16 carbon media filter. Low-VOC paints, finishes and construction products were uses and terrmite control is non-toxic as well. The home’s open ambiance and healthy atmosphere is enhanced with ample daylighting and natural ventilation via skylights, sun tunnels and roof windows. InVision Zero SC is designed to make high performance a must-have on homeowners’ wish lists.
